Hillman Housing Cooperative is located on Grand Street on Manhattan’s Lower East Side. Our more than 1500 residents are shareholders and co-owners of our historic buildings, who care about the maintenance and stewardship of their homes.

Hillman was established as part of Cooperative Village, sponsored, organized, and built by garment trade unions, reflecting a bold vision for equitable, community-centered urban living. Designed by Springsteen & Goldhammer, Hillman was constructed from 1947 to 1950.

Hillman’s nine interconnected buildings are linked by shared garden spaces, designed to encourage openness and a strong sense of community.

Hillman’s residents have continued their commitment to cooperation, mutual respect, and active participation in community life.

Hillman’s name honors union leader Sidney Hillman, founder and first president of the Amalgamated Clothing Workers of America. Individual building names honor progressive leaders Edward A. Filene, Meyer London, and Louis D. Brandeis.

Our Apartments

Frequently Asked Questions

  • Hillman is a pet-friendly co-op. One dog up to 35 lbs is permitted per apartment, and is required to be registered with management. We also offer a small on-site dog run for a fee, and an additional dog run is located nearby at Corlears Hook Park. Pets are not permitted in Hillman’s shared parks.

  • Yes, sublets are allowed for terms of six months, one year, or two years with Board approval. Thereafter, they can be renewed subject to Board approval. Sublets are not allowed during the first two years of ownership, and owners are subject to a fee for subletting.

  • The Hillman Board consists of eleven members. Members are elected to a three-year term with a limit of six years. The Board meets monthly, with several subcommittees that can include shareholders meeting regularly. Quarterly meetings, known as Town Halls, are open to all cooperators, along with an annual meeting where elections are held.

  • Yes. Hillman has 24-hour security guards.

  • Yes. The management office is located at 530 Grand Street, down the ramp, with an onsite manager available during business hours at 917-938-5833. We also have a fully-staffed onsite maintenance team.

  • Hillman is located in NYC School District 1. Several elementary and middle schools are within a short walk, as are the K-12 NEST+M (New Explorations into Science, Technology and Math) and Bard High School Early College.
